The firm is currently planning the development proposal for the City of Oxnard's Transportation/Rail Center, which is an important transportation hub serving the needs of travelers, ranging from bus patrons to train commuters and intercity travelers.

The proposed mixed-use development is strategically designed to link Oxnard's transit hub to the expansion and current redevelopment of Oxnard's downtown. A pedestrian "paseo" is proposed through the center of the plan aligned with the existing pedestrian access to the transit center and leading to Fifth Street, the prime artery of Oxnard's Downtown redevelopment area and 59,000 square feet of retail is proposed lining both the streets and the "paseo" with residential units above.

The project is broken up into eight separate mixed-use structures, each with one to two levels of retail and three to four levels of residential set in above the retail, totaling 200 units. Surface parking is provided along with two subterranean levels. A neighborhood market is planned for a separate adjacent parcel.
